If something was listed at a price AND still did not sell.

That is the market telling you thats the actual value of the home.

The price of anything is determined by what someone is willing to pay for it...

They're usually cheaper.

What makes you think that as an investor, who spends most of their time sourcing and working on properties, knows where to find the best mortgage product on the market?

Yes, Mortgage Brokers charge for their product & services but we end up saving borrowers thousands and countless hours of headaches.

I've worked for direct lenders & I can tell you one thing, they ARE NOT cheap.

Some Direct lenders go & bake in as much as 4 pts per file.

While working with a broker you can expect a 1-2.5% fee but that is on top of extremely slim margin mortgage pricing which is not available to a direct consumer/investor.

"Loan" - a thing that is borrowed, especially a sum of money that is expected to be paid back with interest.

Well, I can speak on recent experience...

$30k is not worth going to court for...

Best of luck but not many people are willing to lend that little of an amount.
