As a broker, I personally steer clear from them as I've spoken to numerous Reps from the company over the years (they clearly have high turnover).
Based on my analysis of the market I find there are many better options in regards to pricing, efficiency & risk tolerance.

Depends on the loan product & the lenders guidelines.
Most lenders want to see "skin in the game" so as a result do not allow concessions to cover down payment proceeds.
Use as much of the concession as you can to cover your closing costs and then just reduce the sales price is the best bet.

No shot, even if you went with an 80% LTV Cash Out on new appraised value, your rate will be much higher & closing costs are going to basically eat up all of your proceeds.

Eh not bad, your brokers charging you 2.25% Origination essentially with where pricing is at today. (Par rate is 6.625%)
