@Megan Phillips I've purchased exclusively in Burlington up until this point. I like the tenant class and the ease of commute to the properties. I don't like the price tags or the age of the properties. That being said I'm seriously considering heading north for my next purchase. I think for your first purchase your goal on a duplex in the Burlington/Winooski area would be to get the rents from the other side to cover your mortgage. You won't cash flow in Burlington if you live in the building. To me quality of life was a big factor on my first purchase. If I'm going to live in it I want it to be somewhere I want to live. 

For pure investment, all my friends/acquaintances are in Bare (@Reuben Stone @Samantha Hiscock ) and St Albans @Amy Paradis @Jay Mitiguy @Chris Kelly and Winooski (@Matthew Parisi )

Speaking of which!  @Reuben Stone when we are going to next get back together for investor club!? ;-)

@George Aitken Welcome to BP. I own two duplexes in the Burlington area and work in residential and multifamily real estate sales. Happy to chat. You should also connect up with @Reuben Stone and his partner in crime Mark Browning. They run a property management company that they started a few years back. They primarily manage in Barre and Montpellier. Cool guys and they have done a lot in the last few years. Hope to run into you!

@Alex Hoskin oh nice! Burlington has gotten a little crazy. Single family homes didn't actually appreciate in 2016 but the multifamily market is though the roof.

Welcome to BP @Alex Hoskin . @Graham Mink is a pretty cool guy. If you want to venture across the pond to VT  he's a real living breathing being here. Not just the legend! You have inspired me to go back and listen to show 119 again. 

The best thing you can do is start asking around for mortgage broker recommendations in your area. Email or call a couple and see what they offer. They will be more than happy to chat with you about options. Once you know what you can qualify to buy and what you would need to put down it gets a lot easier to start seeing deals in your area that you might want to actually go after. Many folks who want to start by wholesaling don't realize they may already qualify to buy and hold. If you don't qualify you will get a clear picture of what you need to do. 

Take the first step and you will be there before you know it! Good luck!

Why not start like your college landlord and buy a multifamily and live in one unit? Does your family own a home yet? With 3 girls you are going to need to find one with a lot of bathrooms ;-)

@Matt Rauer come on out to the event I am hosting on Tuesday. There will be a good array of folks to talk to and we will be discussing how to NOT put 20% down. It is always more difficult on the second property. I assume you own a single family home already? If not FHA 3.5% down is the way to go, but you would need to live in one of the units. For my second I used OPM for the down payment. Happy to chat with you.
