Hi BiggerPockets! My name is Benjamin Carver. I am new to real estate investing and am eyeing my first flip through a wholesaler this fall. I'm currently trying to get all my ducks in a row before nailing down a deal. I've hit some resistance finding the right team members as far as contractors, lenders, and home inspectors go. It's been difficult to find investor-friendly people that I can have confidence in. I'm looking for advice on how to find, screen, and maintain these relationships. All input is welcome, and thanks!

From what I've seen, Burleson is growing rapidly. Arlington is also a great place to scoop up class B properties in the $175,000-$225,000 price range. You have to be careful there though, certain areas have a high crime rate and are best to be avoided. But tons of opportunity, especially if you are willing to get your hands dirty with a reno. Good luck! I'm currently looking to BRRRR in the DFW area as well.

My Dad and I are looking to BRRRR a small-multifamily property in the DFW area by end of the year. Crazy market, and we realize low interests + high prices don't help out the BRRRR investor. Small MF inventory is super low too. Wholesaling is the way to go in this situation. We are motivated!

Hey BP, I'm a young investor considering buying my first SFH in Fort Worth, TX with the plan of adding an ADU. I would house hack this property, living in the ADU, and hold for a few years through college. I've been trying to do some research on zoning, among all the other things to think about with adding an ADU. From what I hear, FW is ADU friendly, but I'm not exactly sure what zoning terms to search for or how to filter that when analyzing deals online. I'd also love to hear from anyone who has researched or executed this strategy in the area. Thanks in advance for the responses!

So, Katy is on my radar. Others mentioned flooding, but that's probably a risk to some degree anywhere near Houston. I am certainly trying to keep closer to the city to attract college students and be close to school myself. I've also been looking into Meadows Place and Almeda. Been gravitating toward the $150-$250 range but there definitely aren't much solid options with plexes down there. Considering taking on a SFH maybe doing some fixing up, get a deal closer to the city in a healthy neighborhood.

Let's say you get a 3/2 for 150 k. Decent neighborhood. You could rent 2 rooms for approx $450.  Mortgage escrow run about $1500.  You would pay about $600 net.  Not a bad deal. If you get another room at same house cost you are paying $150.  Close to zero.  Definitely house hack if you can.

Hey James, thanks for the insight! I've been mainly looking for SFH but have recently considered looking into plexes or SFH w/garage apartments in the area. Haven't had much luck finding any of those, however. Has that been your experience too?

Hey y'all, I'm a college student looking to purchase my first property next year and I'm trying to get a feel for the market in Houston, TX. I've been analyzing properties that I wish to house-hack, mainly single-family, but have had trouble making the numbers work anywhere within a 30 mile radius of the city. I've been told certain cities excel at different investment strategies and was wondering if anyone could offer some insight? Thanks in advance to anyone who takes the time to read this.
