You HAVE to report it as income. And you should open a separate account for the rental, and deposit the check there.

If you install a new furnace. it becomes part of the house. If you try and remove it before turning it over to the bank, you'll find a lawsuit in the mail.

I would imagine you only need one account for them as long as you use the account for security deposits only. Your bank would be able to tell you for sure.

Maybe tell the landlord that you want to stay at 800, but when your lease expires you'll have no problem moving up to 1000 and will sign a year lease with the new landlord at that point?

I need an electrician for a minor job in a 1 bedroom apartment. The bathroom has one of those fan with heat lamps attached. The fan and lights are on separate switches, and while the fan works the lights do not. It looks like the negative or ground wire might not be connected for the lights.

If you left the apartment open, even with a lock box, and then something bad happens in the apartment, Im pretty sure you could be held liable.
