Hmm the washer in my house isn't hooked up that way. Ive never seen a washer with a drain pipe under or below it.

Why would you need to dig into the ground for a washer hook up?

Depends on the state, some you are required to accept it. Even in those that don't require it, I believe you can't advertise as no section 8.

Yes, but say you decide to deny them for other than the 3 main qualifiers, what do you tell them is the reason for denying them?

I just finished reading "The book on Managing Rental Properties" by @Brandon Turnerand i have some questions. Its a great book and I learned a lot from it but some questions were left unanswered. Mostly about qualifications and turning down applicants.

Like a lot of people in this forum say, he suggests, the basics like 3 times rent income, no felonies or evictions, That stuff is simple and easy to deny for. But he also tells us to watch for other stuff that has nothing to do with income or criminal record, like finding them on Facebook and finding stuff that you don't want in your place. How would you go about denying an application for a reason that doesn't have anything to do with finances or criminal record, but you have found other reasons (social media or what ever) that you don't want to accept them?

Everything i see people talk about is PC only, with sometimes a light version for mac.

@Jeremiah H. and he hasn't learned his lesson yet? Sooner or later, he's going to get burnt, and burnt bad.

You have to have late fees and enforce them. Its the only way to train the tenants to pay on time. That land lord you were talking to probably lets the tenants pay as late as they want to with the late fee. I guess that works if you aren't relying on the income, and it doesn't matter if the tenants pay on the 30th instead of the first. Ask that landlord if he has ever filed an eviction, I bet the answer is no. Id also be curious what his turn over costs are when a tenant leaves. Id bet its a fortune. Tenants that are constantly late usually aren't all that easy on the property.
