@Michael Nijhawan you mentioned northern VA for your starting point. If you're looking for "more distressed" areas then I would consider looking in Baltimore. I've found dozens off opportunites up there. Also, I agree with @Chris Seveney, definitely attend a REIA. There's quite a few out in your area but there's a couple good ones near you.

@Account Closed the area between the 10 and the 105, West of the 110, and East of Crenshaw. That price range is pretty close. I see some here that were purchased in the $200's. I can PM you the link. @Account Closed There's definitely a lot of activity in that area between the 10 and the 105, West of the 110, and East of Crenshaw. I tracked 74 fix and flips in the last 12 months there. And that doesn't include off market transactions. If you're interested to learn more about what investors are doing in that area let me know!

@Justin Hauck I graduated from CSU as well. Can't wait to go to a game at the new stadium! I actually started my real estate career with the purchase of my first home while I was in school. I had to get my parents to co-sign. I'm not sure if it still exists, but there was an FHA loan program that allowed me to purchase a home using the credit and finances of my parents. I think it was loosely called the "Kiddie Condo Loan". It was a 4 bedroom home and I rented out 3 of the rooms and lived in the last. I was able to cover the mortgage and still have some money left over at the end of the month!
The wholesaling rout is a great way to get started. I would definitely go to some ICOR meetings. Troy Miller runs that club. He would be a good resource to help you guys get started. https://icorockies.com/

I'm looking for an Investor friendly real estate broker who is located in the Nashville, TN area. More specifically, one who uses MTRMLS. This broker would be helping my company launch a new software product in the area within 60-90 days.
