Hi,
I've seen some ads for houses in College Park, newer construction for around $40-50K and renting for $750/month.
Can anyone share insight into this area? I would be an out of state investor but I have contacts for PM companies. Thanks!

@Jay Hinrichs I looked at South Carolina and really liked it. I had a problem with being gouged for 2-3 times the property tax because it's an investment property vs. a owner-occupied. It's still good even with that tax hit?

@Jay Hinrichs can you suggest some other areas to look into? I'm in the DC metro area, where rental property is not realistic due to such high home prices. Thanks!

Hi, I've had my eye on finding a rental property in Lithonia, GA. I live in northern VA so it'd be long distance and I'd acquire local property management.
Can I get your opinion on how you'd grade Lithonia, in terms of A-D class rentals? Generally speaking, you can get a 3/2 SFH for $65-85K and rent for $700-900. If those numbers are off to local folks, definitely please let me know.

I have one negative. I had been marketing to various lists as an investor for about the last year. And I have about 3500 or so addresses that I've mailed to between 3-6 times.
Now that I'm licensed, if I want to mail to them, I have to cross-reference EVERY SINGLE ADDRESS with MLS to ensure they're not signed with an agent. This is a tremendous amount of tedious grunt work that I DIDN'T have to do before.
I certainly understand and appreciate that one shouldn't go "behind the sign" but this is a big negative in my opinion. This is even if I put the disclaimer of "Not meant to be a solicitation if you're already signed, etc," per my broker's instruction. Just my 2 cents.
If I'm missing something, let me know.

@David Hunter and @Jeff Valentino, after talking to my broker about it, he said I'll need to cross reference EVERY address with MLS to ensure they're not already working with an agent. This will definitely be a major time suck that I didn't have to do before I was licensed...

Yes that's right.
I think my approach would be, "I'm following up on my previous letter about buying your house. If you would prefer to get top dollar for it on the retail market, I'm happy to assist you with that as I'm now a license agent. I can provide information to help with that process." Or something to that effect.

Hi, I recently become a licensed salesperson and have several lists to whom I marketed before I became licensed:
-Driving for dollars
-Code violations
-Listsource lists for equity, owned 10 or more years
-Expireds
I've done 3-6 mailing to these folks before I was licensed. I'd now like to continue and also offer to list their houses as a Realtor. Can anyone speak to the differences in doing this, now that I'm licensed? What is your approach and is there anything I need to be careful of? Thanks!
