@P. Martin and @Antonio Coleman I already have one number through google. To get more than one google voice number, do I need to just use multiple accounts? Also, can I have all these numbers funneling to a single phone?

I guess my thought is it will exude more professionalism. I'm also marketing out of state so they may be more open to calling an 800 number as oppressed to a "foreign" area code.

Hello, my name is Brian Huber. I'm an investor based in northern VA and found a great deal on a Hud home in Baltimore. I'm seeing private money to finance the deal. I've already looked at the property and had a contractor evaluate. Here are the details:
ARV: $220k
Repairs: $25k
Price: $115k
Holding costs: $5k
Potential profit: $53k
i think the price could come down further and the numbers are conservative. The contractor is reputable and I can manage

Given that houses at this price point has a certain level of risk in the long-term, would lease optioning the houses instead of renting be a way to mitigate the risks associated with renters?
For one thing, tenant-buyers have a vested interest in taking better care of the property because they plan to eventually own it. Also, their option fee can go towards potential repairs.
Any thoughts on that model?
