@Hunter Breazeale, see if you can get a hold of a friend of mine in Knoxville, Pat Martin.  He is certainly flipping but I think he is wholesaling now too. 

@Kelly Kormos, see if @Kurtis Montgomery has time to meet with you.  Also, if you have any interest in financing your deals in Chattanooga I recommend you meet with @Jimmy Moncrief if he has time.  He has financed some properties for us and is very easy to work with as an investor.  

I like the market as well, have had some success buying some multifamily there but those above are a wealth of knowledge on the area.

@Del Kelley, boot strap a low cost marketing plan. Drive around and get run down property addresses like you did in the past, send handwritten letters and answer your phone. Find a deal, negotiate it and sell it for a profit. I’m assuming that you have time since you don’t have the funds? If so, put in the work and use the low cost methods. Network for deals, drive for dollars, door knock, etc... cheap marketing and work hard to find a deal, that’s what you need to do!

Awesome to see the SNA's jumping on here and investing in real estate early.  I wish I did when I was going through flight school.
