Jared, there are real estate agents in most markets that track the probate cases and can either help you get the real details or bring in vendors to help the process move forward. What county/state is your lead in? I host a couple of weekly calls with agents all over the US, maybe I can help you find someone to help?

Gerald, if you dont get SOME pushback that you are crazy, you are offering too much. 70% is a good number, but you probably have to look at way more deals than you are to find them. I think the competition can be expressed as either compressed margins or the number of deals you have to review to find a good one. All investors I work with tell me they have to look at more deals, more methods, expand their geography, etc. It's a competitive business. I hope that helps.
