Outside of my zone I am thinking flip it there are exceptions like all rules .

The only thing I would say in a area that is cheap is flip it wash your hands of it ASAP .

Real- Estate is a lot tougher game now because of technology now allowing buyers, sellers to access the market using the internet without using agents but you do have hot areas that can support more bodies .

I just keep plowing money into the mortgage my goal is not to have it hang around long term so I would avoid the recast idea .

Buying a MLS listing is probably
a no go ,if you find a private sell or a similar way that would be the best way to purchase a property in todays climate. You can buy a house that need lots of work that's another way, do as much work as possible be the project manager how ever you can help to save money .
BIG pockets can jump in on a MLS ride it out .

I would go with a hail resistant 30 shingle then you get a discount from the insurance company .

The main issue with rental basement is water if it has water issue usually it is a simple fix .
Clean gutters ,discharge gutter water away 10" away from foundation, make sure you foundation soil is slopped away from it .If you need to buy soil get a clay mix .
Cut back any tree too close to the foundation look at the drip line that's how far the limbs are out from the tree .
If all that is done still has water buy a sump pump carry the water to day light away from foundation 10" to 15" .

Having all or most of your rentals paid off is a great feeling with the cash flow rolling in .
You know have a bigger shovel to buy more properties , folks get the fever want more more dam the debt full speed ahead .
I read a lot saying what is the rate of the note ,you could deploy the money in ,gold ,stocks etc....
With just a couple rentals paid off in A -B area I put my kids though Division 1 state college.
