I rent my properties  in O.P in a few days ,the very fact there is not that many rentals makes it a quick usually .

The very first issue you must figure out where is the water coming from and how to move it properly from point A to point B .once you have that done then fix the wall etc...

My guess is the tenant is mellow dramatic and the handy man may have been a bit rude they have to put up with renters who are rude so the handy man gives it back this maybe what happened?

Cut loose the tenant, if possible, if not tell them how the system works for every tenant.

Oh, good timing I am renting a house where one tenant smoked huge amount of pot in one room the walls are black with resin. I will scrub the walls with a mild digresser then Killz it then high grade paint this Saturday is D -Day!

Look back at the SP 500 five  years from now you will think if I only bought a good bench mark covering the SP .Housing issue is  based on a imbalance  in supply and demand yes higher rates will cause  a down trend in demand question is how much ,mortgages have been probably vetted .

Yea this is a management company who dropped the ball, they have too many units fill in the blank. But this is low on the scale of nasty. Call get it cleared up in professional manner.

No matter what you do you need to show up on any major rehab taking place a GC are worth the money usually .You need to find out who is using who then go with the winner .

I looked at Lawrence KS is was  fully valued ,finding a deal would be a long labor intensive project so I back out .One thing I did notice students will rent dumps it's all about location to the campus .My son rented a real dinger 6 years back  real close to campus  the basement was so trashed the owner just nailed it shut .

Tell her she will be evicted because breach of contract by behaving in such a manner. You should have it on your lease about neighbors right to peaceful living if not update the lease. Then cover the parking situation muti dwellings properties have a specific spot to park with each property.

Back up what say with your language in the lease a good lease will cover all the issues that can happen but really, they don’t we need to update them ever so often. It will the best $200 to $400 dollars you ever spent could save you thousands of dollars.
