I concur with Steve however I have never owned properties there. If you look at the crime statistics though it is not pretty. Brevard County further south may be a better choice but not without local knowledge.

Thank you for broaching the subject Joseph. I hear much talk on the BP podcasts that the multifamily market is overpriced in many markets and perhaps on the cusp of a cycle. My question is how would you quantify that and what is your opinion of the current deals in MF?

Hi Rocky, Here are some general things to consider: Finding a winter rental on any coast of Florida is easy. I think the trick is to find something that will also rent in the summer. Those would be in the very high traffic tourist areas or properties on the beach. That may be a challenge for less than 200k.

I'm very curious too and will be interested in any posts on Ft Pierce. I live in Vero now for almost a year. It is disconnected from the South Florida labor market and I find there is a different dynamic here. I came from Orlando which is experiencing a surge in prices. Good luck to you Marty.

I drove around a bit and talked to a Ft Pierce Cop. He said he strongly would not recommend alphabet city. He said gangs control many areas and it would be dangerous to deal with them. Local knowledge is the key.

Florida is a great place to live and raise kids. I was a teen in Orlando in 1969 and it's still a great place for families. We just moved to Indian River county and we feel lucky to be here. It is quiet and safe. Check crime stats. Florida has many problem areas. My feeling is if you have a choice try to be on one of the coasts for fun and beauty and try to get in the southern half of the state. The winter weather is much nicer and the summers are no worse. Summer in Miami is way better than in Orlando. Also visit this summer. It can be tough on some people and it lasts through the 3rd week of October. Real estate has gone up everywhere and there is large population of investors but the water is warm and we have plenty of room.
