Has anyone figured out how to add the BP Podcast to the Podcast Republic app for android?  I tried copying the BP Podcast url:

But it doesn't seem to work.

I would tell the tenant that I'll have an electrician upgrade the circuit, but the cost will be charged to the tenant.  If he is a good tenant, I might consider splitting the cost with him.

Is this a second refrigerator or is he relocating the fridge from the kitchen to the garage?

Thanks for the feedback so far.  I should add the gas bill is in his name.  If I put the gas in my name between tenants, the charge is the same as the connection fee.  With evaporative coolers, the furnace is disconnected until winter when the system is switched from cooling to heating.  In this area, we switch to heating in November and back to cooling in March.

Yes, electricity is cheap in AZ.  About 12 cents a KW/H.

I haven't posted a question in quite some time so here goes.

Situation: SFH located in AZ. Water heater, stove, clothes dryer are electric. Only thing using gas is the furnace for heat in the winter months. Furnace is unplugged when evaporative cooler is connected.

Question:  Tenant wants to stop paying the notional monthly gas bill (about $15-20) in the summer months by telling the gas company to discontinue service.  He'd rather just pay the reconnection fee (about $60-70) every November when he needs heat.  If you were the landlord, would you let him do it?  What's the down side of his plan?

Trust between a tenant and a landlord is peculiar topic.

In my mind, the tenant must earn the trust of the landlord (through credit check, background check, verification of employment, verification of current residence, etc) before the landlord can trust the tenant with the landlord's property.

The only thing the landlord owes the tenant is that the landlord will abide by the lease and federal/state/local laws. As a landlord, I am not going to share by credit history and background with the tenant. I will not share my income, past residences or current address (unless required by law) with a tenant.

Each landlord can decide for themselves what they want to share with a tenant. Richard C. can belittle those who use an LLC all he wants; even though he doesn't share his last name with other forum members.

Although I am the sole owner of my properties, I tell the tenants I share ownership with some partners and am responsible for the management. Since I'm relatively new to landlording (< 2 years), this gives me some breathing room when they ask questions. For example, if the tenant asks if they can do daycare in the house, I can tell them I'll ask my partners and then take a day or two to weigh my options. As I become more confident in my landlord decisions, the less I need to rely on this strategy. But it did come in handy at the beginning.

You say you have enough money to pay cash for three homes. Why don't you buy one or two with cash? Then you could pull money out through a refinance or home equity loan.

For me, understanding the difference between an asset and a liability was worth the price of the book. That alone has reshaped my thinking and how I look at money and the "stuff" we buy with it. I don't care if the story is real, because the lessons are.
