I think @Bryan N. is right.  Most vapers I know are also smokers.  To me the real issue with smoking in one of my properties is not the second hand smoke, it's the smoke damage to the property.  I don't know enough about vaping to know if it would leave behind a residual odor.  The odor would be my concern.   Are there vaping solutions that leave behind an odor?

If the washer and dryer are more than a couple years old, I'd sell them like Steve suggests.  You can always pick up another set off of Craig's list when the tenants move out.  If they are newer, I'd store them in the garage or, better yet, off site so they don't get damaged or go missing.

If you don't have an EIN, I think you can use your SSN. I created an LLC when I bought my second rental. In AZ, I can use a dba without any paperwork. But I wanted to protect the name of the LLC. Check the laws of your state. If you don't need to submit any paperwork for a dba in your state, you could probably get an EIN for a company name without any other paperwork. But, I'm not a lawyer.

@Anna Watkins -- I'm in the same situation as you; two SFH rentals in my name. I use IPN to collect rent payments. Just tell IPN you are a sole proprietor property management company.

I've been using IPN for about 2 years and am happy with what I get for the cost.  I've had a tenant attempt to pay through IPN without enough money in his bank to cover the payment.  Initially, IPN credited my account.  But when they discovered the tenant didn't have the funds, they sent me an email giving me a warning they would pull the money back out of my account if the tenant still did not have the funds when they tried to pull funds a second time.  I appreciated the warning.  When they attempted the second pull and the tenant still did not have the funds, they pulled the money back from my account.  No penalties or fees.

I also like that IPN send payment reminders every month and I can send the tenants a custom web link when the "lose" the email reminder from IPN.

Do you really think the roof would survive another monsoon season (July-September 2015)?  I'd replace the roof between now and June.
