We gave up our rights to do what we want with our property a long time ago.
You'd need a burn permit to burn your property. Then you'd need a building permit to fix it. :)

Thanks everyone for your responses. I did a little digging and found the answer where Tom Nguyen pointed me. The AZ Revised Statutes 32.2121 states:
A. The provisions of this article do not apply to:
1. A natural person, a corporation through its officers, a partnership through
its partners or a limited liability company through its members or managers
that deals in selling, exchanging, purchasing, renting, leasing, managing or
pledging the person's or entity's own property, including cemetery property
and membership camping contracts, and that does not receive special
compensation for a sales transaction or does not receive special compensation
or other consideration including property management fees or consulting fees
for any property management services performed, if the majority of an
officer's, partner's, member's or manager's activities do not involve the acts
of a real estate broker, cemetery broker or membership camping broker as
defined in section 32-2101.
Turns out my colleague got bad information from a local lawyer.

I own 2 SFR rentals in my name and manage them myself. Both properties are in Arizona. A fellow AZ landlord told me I cannot manage more than one rental property unless I have a real estate license, even if all the properties are in my name.
Does anyone know where this is written?
I know in AZ you cannot manage another owner's property without a real estate license. But I know of no limit if the properties are in my name.

I've heard that strategy works well for making offers on a property. But I don't think the average tenant cares how you came up with the rent amount, only if they can afford it or not.
I do think it's a good idea to consider what price range a renter would search. So, $2000 might get more looks than $2005. I'm not sure if someone would do a search on the range $1,500 to $1,999. They would more likely do a search for $1,500 to $2,000. Keeping this in mind, if I needed to ask more than $2,000, I wouldn't bother with $2,025 or $2,050. I'd probably round up to $2,100 if the market would bear it.
This is a good discussion. Any marketing experts out there that can chime in?

I had this happen in the middle of a one year lease. I had both parties sign a form agreeing to release one party from the lease and that the remaining party was solely responsible for the remaining time on the lease. I also signed the form.
It's important to note you shouldn't remove one person from the lease unless they agree to it. Otherwise, it looks like you are evicting one tenant.

I have to second State Farm. They have the best rates in my area and no exclusions for certain dog breeds.
