When checking out a potential tenant, I visited his current property manager in person. (She didn't want to give out tenant info over the phone without a faxed release. And I figured I could ask about property management fees if I ever needed a property manager.) She lied to my face about the tenant. Said the tenant was only late on rent once and she would rent to him again. I came to find out she had filed for eviction on him the same week.

I think one of the best things you can do, if you can, is visit the potential tenant at their current address. You can see with your own eyes how well they will take care of your property.

I use the Intuit Payment Network (ipn.intuit.com). I create recurring payments and it sends an email reminder to my tenants. IPN deposits the money into my account within 3 days and only charges 50 cents a transaction. It also allows me to send my tenants a unique IRL to make payments at.

There are many other rent collection services out there. This just happens to be the one I use.

Lots of possible situations here. I'm not an expert on this but here are some things to find out:

Is the internet service through a coax cable (from the cable company) or DSL through the phone line? If it is DSL, she should be connecting the phone outlet to the DSL modem, then the DSL modem to the router.

Is she attempting to hook up a Voice over Internet (VOIP) connection? She may be attempting to connect all the phone outlets to the VOIP service by using the phone out on the VOIP router to the wall outlet. If she is doing this, she will need to disconnect the wall outlets from the phone company's line. If a former tenant did this in the past, it would explain the dead wall outlets (disconnected from the phone company's lines).

I have seen a router with a phone out jack from T-Mobile for their @home service.

Too many possible scenarios to determine what is going on.

I bought an investment property using Aimloan about 9 months ago. They are very efficient and easy to work with. I was able to close within 3 weeks. All communication is through email and phone calls. But, reaching them either way was never a problem. My real estate agent said she was impressed with them too.

I would use Aimloan again. Hope you have similar results.

From my understanding (as limited as it is), in Arizona, if the tenant pays the rent, all late penalties, and landlord costs (filing fee, etc) before the eviction hearing, the tenant has a right to stay.

Repeated late payments can be cause for eviction. But I don't think you can evict on the first late payment if the tenant pays in full.

Like everything else, this probably varies from state to state.

I think I will be in a very similar situation soon as a landlord. What obligation does the landlord have to notify the boyfriend? I would think that you cannot remove someone from the lease without their consent. Thoughts?

eBay is where I get mine. Many manufacturers share the same remotes. For instance, the chamberlain remotes operate sears openers. Match the remote with the color of the antenna wire.

I used aimloan.com in May 2013 for an investment property. They were very responsive and easy to work with. I closed in about 25 days. Even my realtor was impressed after dealing with them.
