Just got one with a bunch of open permits that they (hud/AM and listing agent) knew about but didn't feel like disclosing. 100 dollar a day fines on some of the permits which has climbed into the 10s of thousands total.
Buying from hud is a full contact sport. Wear a helmet. Your agent sounds like a great friend but a bad expert in one of the most important financial decisions of your life.

@Josh P. I'd rather not grow in spring hill anymore than i already have to be honest. I work the entire state and the numbers in hernando aren't keeping up with S Florida growth.

I'd guess almost any high volume real estate agent has clients who would be all over this.
If it were me wanting to do this, get a list of rentals from a local realtor in the area you want to invest in and cross reference the list against the property appraiser for the owner's names. Then run the name in the property appraiser to see if they have multiple properties. Once you find a few higher volume landlords ask the realtors to pass along a message that you are looking to lend.
If the title of this thread said. "Private Lending to landlords at 6%" few would believe you, the others would spam you.

Sit on it till NYE and then drop it 5k. Wait 3 weeks and if it doesn't sell take it off the market and redo the rehab and put the price up 10k. I'd wager it sells after the new year with the price drop.

I use to tell my investor clients to lowball directly to the listing agent as it is more likely to get accepted since the listing agent gets both sides. Then I take the listing once its rehabbed.
They would simply need lists sent to them.
REO listings I'd make the offers, typically training my clients not to lowball on new listings etc.

Rent it to them till they fix their credit. 1 dollar a year after taking a really large non-refundable deposit. :)
