@Thomas Dudkiewicz     You won't quit because you fail at it, you will find a more profitable path i'm guessing.      Post again in a year and tell me how far you have gotten.     This isn't a sprint, and your passion and energy more than likely will cause you to excel beyond the buy/hold world of real estate.

Remove the kitchen asap, tell the person you signed a lease with that you can't honor the actual lease, but you are looking for a roommate.

I have a better one....Man Plans, god Laughs.      

I've flipped over 500 properties in the last 7 years.   Each December I have a meeting with a few friends that are investors and we talk about what we learned.    Each January we then meet again and talk about what we want to improve on and what we need to learn.     We always write it down.

Each January I'm very arrogant thinking I have this down and I know how to do this correctly.   At 500 properties I just can't imagine what else (on a major level) will actually change.      Each December I amaze myself at what I've learned.  You can't plan for everything.    Really you just need good instincts in this business and self control.  

37k Net is a nice solid return, I hope it sticks.   Closing on one tomorrow in the Orlando area that I hope does the same results as you :)

Can someone find me a link to their official records.    I'll follow the path of mortgages and deeds but finding the website to do it on seems difficult at best.    

Contacting the owner without knowing if they can help is rather silly.

Tenant sounds annoying, PM doesn't want to deal.    Pretty straight forward, nobody is forced to rent to you if the unit is no longer for rent.   Get your stuff and find another place.  Sign a contract, live out the contract terms and learn from this experience.
