I'd hire you if you were in FL...So much potential, so much energy, completely moving in the wrong direction.

Just because you can get a deal to go through if you make it your life's work....doesn't mean you should attempt something so difficult.

@Sarah Ziehr Because banks listen to BPOs, and some BPOs are done by agents that are complete morons. So some banks make what appear to be very bad decisions. Hence, he wants to get to them before they are aware of the mistake by getting multiple offers on the MLS. With him asking for financing too he better have a silver tongue and a tough skin.

Why aren't you looking to get your real estate license and do PM?    Seems like you can get a lot more experience quickly if you start handling properties for other people.     It puts you in touch with possibly people who "want out" and would be open to owner financing to you also.


From experience, i hate renting property, but i'm not against owner financing property to investors looking to cash flow it.     I just don't want all the risk.

Show them your track record, show them how you want to invest their money and show them what they will earn from it.


Offer to secure their position with a mortgage, ideally offer some skin in the game too with you taking the first loss.     Spring hill jumped 10% I'd wager in the last 3 months...still decent numbers for buy and hold though i suppose.

Which should I choose to sell to. Identical offers except one is FHA and the other is USDA. Neither provided sob story letter on why I should sell to them so I have absolutely no way to decide between the two.



I think I'm going to call for highest and best, but I doubt either will move much.    It's a newer house in move in condition.

What comps did you dream up to get to 225k?   4010 N myrtle just sold for 195k.    I'm not even sure how much it would take to get this house up to that level, let alone add the extra bathroom it has.    Let hubzu have the house back and count yourself lucky you only wasted a deposit.

Would seem like a pretty easy task to sell...1031 into new rentals and use B2R financing.   I do a half dozen deals or more in most major cities in the northern/central Florida cities per year.    Most rental rates are pretty solid till you get to about avon park.    Anything south of that on either coast tends to be a smaller return.   80k houses can rent for about 1k pretty easily.   10k trailers rent for 500ish.    Good PMs are hard to come by.

A 180k house in the boom that dropped to about 60k in the crash is about 100k now a days.    We have room to grow but its not nearly the easy money it was a few years back.

@Herlando Y.   I've never seen any difference in exceeding a 10% deposit with REOs.  Private sellers i'd wager it could make a difference but asset managers don't care too much beyond 10%

Comps in the area are selling for 185-225k.        Instant equity?
