Jay Hinrichs Great Info—- I feel the same. I got so caught up there for a little while “All Banks are evil” etc... not so at all. Went back to two bankers last week that I got denied from for a deal—- and got lines of credit etc no issues and started a positive relationship.

I own Donna Farrow & Co. 400 plus units under management---- Many investors are winning here--- but I will be upfront and honest--- this is not a "pretty house" market... I have seen many investor's over do properties in hopes for the extra $50 a month.. Makes no sense. 

Average credit score is in the high 500's and the average household income is well below national average. I tell my clients "invest accordingly"  

Would love to connect with each person in this thread--- you may or may not like my opinion tbh.

Mind Blown: For the longest time many people have posted so many negative things about banks etc. Myself included..... then I thought about it: Why tf would I hate a partner with virtually an unlimited bank account? Because they ask for a personal guarantee? Maybe a different way of thinking of things--- but since I thought about this 2 weeks ago- my banking relationships have improved almost overnight... 

Stay positive guys! Build your business around the BEST business partner: The Bank!

Update: I finally closed on the loan with US Bank—- it was a process but I had my loan transferred to a higher up and the loan process went seamless from then on. Now even talking credit line—- the new guy is turning out to be the man.

@Anthony Gayden yes- inexpensive but becareful... many are extremely run down and will be maintenance intensive.

My city just approved Containers to be used as housing--- they still need to meet 2015 IBC but that should be too much of a problem. I am working on putting together a 4 unit design with 4 studio apartments 320 soft each. Anybody want to JV?? Plan is to build 24 units, manufactured in a local plant then taken on site.
