I personally and still looking at buying right now and plan to continue. It is cheaper in the Midwest and I think there is a lot of opportunity here in Columbus. Even with the rate hikes, there are still other strategies like STR like you mentioned. @Henry Zhu

If it is not feasible to buy locally, then I would suggest looking out of state. There is a lot of opportunity in the midwest for cheaper MF properties, depending on your goals. I would suggest taking a look at Ohio. @Tim Murray

I am sure most people on here are going to say to put it into real estate. If you are looking at MF properties, I would suggest looking into the midwest. There are a lot markets in Ohio to choose from. @Joshua Stepanov

There is a lot of opportunity going on in Ohio right now. Cleveland and Columbus are going to be different markets though. The cash flow will be better in Cleveland but the appreciation is a lot better in Columbus. It all depends on your goals. @Haven Garber

I would look in the Midwest, there has been a lot of opportunity in Ohio especially @Clay Collins

Traditional financing isn't going to work so as some of the others said, you are going to want hard money for properties that need extensive work. You will be fine with being self-employed for hard money since it is asset-based. Best of luck! @Nick Roth
