There are a lot of opportunities in Ohio, especially in both Cincinnati and Columbus. They fit that mold of the cash flow/ appreciation combo since both are growing at a steady rate. @Jesse Howell

There are a decent amount of data maps, crime maps and school states that might help with this. It always helps to have someone like a local agent or PM who is very familiar with the area to tell you as things can often be block by block. -Brandon @Michael A.

I would try and find anything that is a good deal/ good area for a 2-4 unit house hack. For Columbus, there is the most inventory for duplexes in the city @Colby Zeller

There are a handful of good markets here in OH that are all pretty affordable with a lot of inventory. I'm currently house hacking here in Columbus @Chelsea M.

As a few others have said, Ohio is overall a pretty landlord-friendly state. There are a few different markets that differ on price and development but might be a good state to start the OOS investing journey @Sheila Garcia

I would start out house hacking for the first one. That is what I did here in Columbus. Start with little money out of pocket and live for a lower cost than rent if not free! @Joshua Sparrow
