I would be careful about the relocation before the letter since if you need a co signer or anything for a multiunit, the down payment would go back up to 25% even if you are living in it. @Vladimir Amazan

I have sold some rentals in that area and I personally think its an underrated neighborhood in Columbus. The numbers still make sense there and its a safe part of town@Austin Delk

Its a great market for cashflow but make sure to consult with some local experts as their are a lot of pockets to stay away from where the numbers are too good to be true @Mark McGuire

Do you have contractors or access to them in all of those markets? That will have a huge impact on where you will buy @Aaron Toczylowski

There are a handful of markets in Ohio that would fit what you are looking for. Some of the cities like Cleveland have better cashflow where as a city like Columbus will still have cashflow but the property prices are more expensive because of the appreciation going on. @brian
