Overall it is, some of it can be localized especially in terms of STR permits etc.. but in general Columbus and the rest of the state are pretty landlord-friendly. You still have to respect tenants' rights of course but there aren't as many nightmare stories when it comes to non-payment as in some other states @Christian Rodriguez

For Columbus, the majority of students are from OSU and would really primarily be 43201 where the University District is. It can be pretty difficult to find properties where the numbers make sense since only a few companies have a monopoly on the campus @Willie Creear III

Columbus and Cincinnati have positive growth, Columbus more so due to the number of companies starting headquarters or manufacturing/distribution centers. Cleveland isn't experiencing the same growth but the cashflow will be better. @Willie Creear III

It just depends on your goals, they are two very different markets. Cleveland the properties are overall cheaper than Columbus with relatively similar rents, so on paper it will cashflow better. Columbus will have cashflow but also the appreciation side from all the developments. @Christina J Smith

I have done a handful of BRRRRs here in Columbus. For that strategy, it really comes down to your team as some of the others said. Contractors are the hardest part of the process but if you find good ones it can be a smoother process @Jacqueline Billera

Columbus will be more expensive due to the economic growth but can still cashflow. Dayton and Cleveland will be better for overall cash-flowing properties @Maurice Smith

Building a team typically works out for those who started in their home state and know the processes and then venture out of state to buy turnkey or even value add properties. I see investors struggle more when they start off out of state and try to do it all themselves @Dominique Osborn
