Make sure the PM is fit to manage campus proeprties. It is different than a regular long-term rental so make sure to ask the right questions when picking a manager for properties near OSU @Chungho S.

A lot of people start to look in the South and Midwest where the numbers make sense. I would start with connections, anywhere where you have maybe friends or family that live in some of these markets that might make sense or a market that is closer to where you are located. @Himanshu Das

There are a handful of markets in Ohio that this is, Columbus will be the hardest but in places like Cleveland this is doable. @Robert Johnson

I would start local or with a sub-market close to you. I wouldn't suggest doing to big of a rehab to start but cosmetiv updates should be fine on the first. Best of luck! @James John Losinski

Interview a handful and get a feel for how their operations work. You should be able to find a handful of lists of questions to ask online if you don't know where to start. You could always ask for references of other out of state buyers as well. @Larry Davis

There is a lot going on in the city with developments, but typically you will need to do a little bit of cosmetic update to make deals work since it has become more competitive. It will be the most expensive part of Ohio for sure but if you are planning on holding it would be a good choice. If you find something in your own backyard that will be better but Columbus is a decent second choice. Best of luck @Ken Livingston

Columbus is a higher purchase price but more growth overall for the long term. Cleveland will be easier to enter as the numbers will look a little bit better due to the price points. Just all depends on the long term goals. @Mandy Adams

Definitely doable but as @Nicholas L. said meeting a few people in person will be best so at least check out some of the areas and the neighborhoods of Columbus.
