I currently house hack and break even on a 2/1 duplex with a roommate here in Columbus. Once I move out I will be cash-flowing a few hundred dollars a month. 

I think on the first one it is important to just get started and buy something in at least a decent area that you plan to hold on to. You might night cashflow at first well but try and at least break even @Thomas Rodgers

Most of the mid-term rentals seem to be near the hospitals in Columbus. There a re a decent amount of emerging neighborhoods around them like Southern Orchards, Old Oaks and Olde Towne East. @Aruna Abdool

There is a ton of opportunity in the Midwest. There are multiple markets here in Ohio where those metrics can still be achieved. @Wyatt Seidel

As some of the others said I think it depends on the strategy. It might not matter as much for a STR but for a long term rental it might affect it a little more if people are going to be living there full-time @Pedro Garcia
