Wholesaling - where do you find your wholesale properties?
Any tips, tricks or advice?
I don’t want to become a wholesaler but I’ve always been intrigued how you find the “next” property?

Yes replace the pipe as soon as you can do it.
Not knowing your situation, if your property is located in an area that has freezing temps I would move it into a warm section of the house. If you are able to do the work yourself go with PEX, if it has to be performed by a licensed Plumber, he’s most likely going to run PEX.
While he’s at it take out as much and replace the remainder with the same, on our newly acquired or rehab properties we always convert over to PEX, it’s cheap, easy to work with and is trouble free (so far).
Did I mention PEX?

Real Estate goals
Do you have very specific Real Estate goals or just random numbers and data?
Do you say I want to purchase a bunch of properties by the time I’m _____ years old?
OR:
Do you say I am going to buy a 6 unit by July 31 of this year so I need to look at 5 properties each week and write no less than 3 offers each week until I buy the property?
How do you list your goals?
Are they in your head only?
Verbal?
Written?
Spreadsheet?
On the bathroom mirror?
On your dashboard of the car / truck?
In your office?
Do they change with each info commercial?
Will you put them into action after you ______________?
Are they so big you haven't started yet?
Are they broken down into daily, weekly, monthly, annual, steps?
Do you track them?
Or will you get to them tomorrow...................................................

@Matthew Olszak makes a good point that I completely forgot about since incandescent bulbs are history, the tenant would put 3 - 100 watt bulbs in a 3 - 60 watt max fixture, a fire waiting to happen.
Plus as @Roy N.said, we too try to make it better for the tenants along with us; lower energy costs, and no more missing bulbs or fixtures.

You're correct, but missing globes, bulbs... the thought is to make it so there's nothing to change, lose or steal, no more trips to pick up a replacement part - that's all.

Wow, thanks for the quick replies.
@Carlos Tavares we went with the LED bulbs also, it was a great improvement in brightness and longevity but as @Roy N. said they come up missing, and the globe that WAS on the fixture is missing.
I just had a City Cert. inspection last week, of course the globe in the closet was missing the inspector said “it’s probably under the stuff on the floor” (in the closet) – we both laughed – I replaced it!
Menards had a two pack of 13” LED light fixtures for $25.00, I bought 12. I needed pull chain lights in a few applications, so I bought some pull chain switches and wired them to the fixture and viola’ all done.
Technology - gotta love it!
