@Rhonda Crockett I would check with a CPA on the issue of South Carolina and tax losses.

I am not trying to disparage the poster on this matter.  I honestly don't know the answer.  But I had a logic hiccup when I heard it.

Federal taxes are a federally controlled.  I don't believe a State can tell the IRS what they are allowed to recognize as a deduction.  It may very well be applicable to your SC tax return (if any).

Hopefully, a CPA can comment.

Hello @Alysa Phalen .  

I am sorry to hear about your situation.

One point of clarification – are you referring to the Service Agreement you have with your PM or the new lease for prospective tenants that they are proposing?

If you can be more specific about the location someone might be able to get you a referral to an attorney in the area.

I realized my fatal error after I posted my comments about price - I hope no one here on BP is the Seller!  I do not want to disparage anyone here or ruin their sale.  :-)

Thanks @John Thedford .  I appreciate the additional advice.  I am working on the legal side of it per our talk.  Optimally I would love to find a local CLE class on it so I can get schooled in it myself as well.

I am currently investigating investing as a hard money lender.

I have been doing some research and I would very much like to meet someone here in Southeast Florida who would be willing to work with me as a mentor and to partner/JV with on some deals so I can learn the ropes.

As a follow-up to the Lake Worth post above, I would love to hear everyone's comments on the homes listed.

I either passed or offered MUCH lower than the list price.  None of them really worked from my perspective at those prices.
