I think you are going to see overall lower rates with turnkey because you are going to pay slightly higher for the property.
I am not disparaging it. You are paying for a service from them that has value. They are finding the deals, rehabbing (sometimes), renting it, marketing it to us and finally making a profit.
I think they offer a great service to investors.

I have been to the meeting in Delray (tomorrow) and it is great. No pitches or sales (except maybe coffee).
I have also been to the PBREI meeting in Deerfield on Wednesdays. Another great group.
I highly recommend both.

Hello @David Mejia . Welcome!
As you are seeing, it's a tough market down here. Your same purchase $ doesn't buy you the same $'s or rent in return as in other markets.
I would recommend attending the local REIA meetings (there are quite a few). You will hear lots of great ideas and get some great wisdom.
Right now I am looking North of PBC these days. Stuart, Fort Pierce, Vero, etc. But locally I love Lake Worth and Wellington. Quite a few multi's there.
In your area Coral Springs seems to have a few multi's as well.

As for a vacation home I would always recommend SE FL and the Keys. Having come from your area and settling here I love it.
As for investments, JAX, Tampa, Orlando.

You might get some sticker shock in our area here. There are some deals out there.
With the 85k you might consider house hacking. There are some area's with great duplexes. If you live in 1 unit you will save most of that 85k for another deal.
