@Andrew Magers Welcome to BP.  I think it's safe to say we are in a seller's market.  Over the last 2-3 months I've seen days on market greatly reduced on sales of homes that are newer or have been updated.  

As far as 3-4 years from now, I'd have to polish up the ol' crystal ball for that answer, but I can tell you that in the last recession the Baton Rouge market fared very well compared to the markets in many other prominent cities.  I believe this was supported by all the jobs in our oil and gas industry at the same time the movie industry was booming here and tech companies were surging in volume.  That may be a different story going forward now that oil is suffering and the movie industry has nearly died here.

If I had to guess though I would think you probably would not lose money buying a good home in a decent area.  I bought my first primary residence in 2006 at the top of the market and that house is still worth the same or slightly more than it was when I bought it.

@Ralph Dicharry  yeah, you need to hook up with us at the RING.  Especially if you are an active wholesaler.  There aren't enough good wholesalers to go around and I would like to give you my criteria so I can get word on your local deals.  

It is tomorrow night at 6:30 at the Hyatt Place hotel on Bluebonnet from 6:30-8:00.  You do not exactly need an invite, but as of right now the meetup.com group is the best way to stay in tune to what is going on and where upcoming meetings will be located because the venue has a tendency to bounce around town based on availability.

@Bill Wicker I've been meaning to tell you about this group for a while now, but I put it off because guess I always just lumped you in with the group of guys I figure are so busy doing so many deals already they don't need a group like this.  But that's a ridiculous thought especially since the other guys I think of that fit that description hardly even use the internet.  I look forward to seeing you around the meetings.

@Mignon Kastanos I think you will find plenty of success as a wholesaler if you manage to take enough action.  I've witnessed that some motivated sellers get extra motivated when their buyer is likable and as pretty a lady as you are.  Use that to your advantage!  Take massive action and I'll see you at the top!

Hello @Alethea Bell, welcome to Bigger Pockets.  I use Title 2 Land in Baton Rouge on Wentling Ave for the reason that they are very much investor friendly.  Lane Bennett is the principle and owner and Dan Schaneville does most of the closings, but they understand most all unique and creative real estate transactions.  I've probably done 12-13 closings with them in the past year and if something is new to them, they will find the right answer for you and solve your specific problem for sure.

Good luck in your wholesaling business.  I hope you land a ton of deals and can sell me one or two sometime soon.

@Warren Hem it sounds like you are on the right track for sure.  I also work for an engineering firm in Baton Rouge and I have amassed 26 rental units in about 14 months time and I'm eager to double that in the near future.  I am about to post a long overdue series of posts about that, but in the meantime I would love to connect with you and I'd be glad to share anything that might help you figure out how to do the same.  Look me up at the RING meeting next Tuesday.
