You're definitely on the right track.  Keep analyzing deals and look at as many as you can in a day and you will quickly get a feel for what is a good deal and what is not.  I promise there are way more deals out there than you realize, so don't jump on the first deal you run across just because you are eager to get started.  I remember being there and just being so ready for a deal that I bought one with very tight margins because I financed it 100%, but today it does perform well.

You are right in your hesitancy about not including vacancy.  What are you going to do if your tenant leaves right after you purchase it and it takes you a couple months to replace them with a good tenant?  Not that it would be the end of the world, but will you be prepared  to carry the burden of the vacancy expense?

Maybe you should insult them with a lowball offer and see if they bite.  If not, move on to the next possibility!

Yes Cathy Craddock is VERY investor friendly and she will be glad to set you up with MLS searches. She works under Mike Walker & Associates. She was a presenter at last month's REIA/RING meeting and it was a great opportunity to hear from her.

As far as financing with a bank, it will depend on what your regular income and credit look like. If you can't demonstrate proof of consistent income this will be a challenge and I suggest you will likely have the best luck with small community banks. 

Do you have equity in your existing home you may be able to tap into as collateral?  Also if the new home you want is not on the market yet, have you tried to contact the seller about buying it before it gets listed?

Also if you call the BR Clerk of Court office downtown and speak to Glenn Fortune, that man is extremely knowledgeable about the system and he works very well with investors. In fact you can set up a free training with him in their computer lab and he will walk you through how to use the system in whatever way meets your specific needs. Great guy.
