Call my agent, Ozark Insurance Agency and speak to the Owner, Gary Mitchell. They handle all my insurance and can get you an individual hazard and liability policy for your 4plex. Can't post phone number, but you should be able to Google it. 

They run a great customer oriented business.

The only pets I've ever accepted are in a higher end property.  I charged an additional $200 security deposit plus a $400 pet fee.  I am on the No Cats Ever bandwagon also because I used to own one that would let us know she had a urinary tract infection by peeing the most god awful smelling pee on the bathroom rug.  That was doing us a favor since she could have done it on the carpet. 

This particular thread has given me some good ideas to change my pet policy in the future.  Good luck to you.

Philip, you came to the right place and there is an organization in Baton Rouge that is just what you are looking for. In fact you just missed this month's meeting, but the RING (Real Estate Investor Network Group) meets on the 2nd Tuesday of every month. It is a great place to network and learn. 

I graduated LSU in Construction Management also and the great job opportunities that afforded me has made it very easy for me to get financing from local banks. Keep learning and you will find you will be ready to take some action sooner than you think.

Brilliant, there are a couple property managers who show up to our local REIA almost every month and the reason I asked the range of rents is because both of their criteria are properties that rent for $1000 and up.

I can't remember either of their names, but one gentleman is with Real Property Management. Come to the RING meeting next Tuesday and I'm sure Richard, the organizer, can tell you their names.
