Good afternoon Red Stick BP'ers!  Does anyone know of any property managers in the Baton Rouge area that you would recommend and who can also communicate in Spanish?  I have an upcoming need to place several properties under management with the language barrier being my biggest obstacle in acquiring the units.  Any input will be appreciated.

Congratulations on your first rental @ Andre Weber

That's a great feeling isn't it? Look me up at the next RING / Baton Rouge REIA meeting and share the details of your success with me and others there. I'd love to hear about that deal and what you're planning for the future.

Take action and I'll see you at the top!

I've bought lists from List Source using the number of units as one of my criteria. I was only seeking 2-4 unit buildings though.

Thanks guys for all the advice.  I think I am going to avoid having the inspection of my home office just to accommodate the one off tenant that can't or won't access the internet.  I'll probably be better off for it.  I actually took a chance and rented to a tenant that I did not do a credit and background check on.  I went with my gut feel and so far it has turned out well.

Welcome to BP, my advice would be to just get put there and get that first deal. Be sure to check out the Baton Rouge REIA to network with other investors. You'll likely be able to find your buyers there.

Does anyone know of a tenant screening service that I can do a credit, background and eviction history check on prospective tenants by entering their information myself when a tenant prospect does not have email or access to the internet?

I have often used My Smart Move by Transunion and also used the services provided through my Buildium account, but I need more options since these services require the tenant to receive an email with a link to the screening request.

I know I could always require them to go to a public library and create an e-mail account and access it there, but that isn't so easy for some people.  I am diligent in my screening and I adhere to my requirements, but in my lower end rentals I encounter this problem fairly regularly.  How was this done before online access became so prevalent?

Thanks,

Brandon
