Hello everyone,
I am in Houston, all the analysis I am doing daily none of the number is breaking even at all. I am not sure what is happening, I have renewed my pre approval letter twice now, can find anything that will even pay for itself. I am open to any suggestions. Thanks.

@Ethan Schneider I congratulate you on your knowing of not mingling friendship with business, this is one of 48 law of power.
The only way we can help someone is if they ask, resist the urge of making an assumption that your help is needed, if they did not ask for help be there as a friend. If they ask for help be clear on the specific and respect their boundary and yours. Give help without loosing yourself.

My story is exactly the same, always pay late, you have to discern if they are playing you or things are just tight. mine always pay the late fees with sincere apology.
