I say think like a wholesaler act like a rehabber. Find good deals and either wholesale them off for small chunks of money or get a loan and flip them for big chunks of money. Do it enough for a down payment on a conventional loan or pay all cash. Then refi rinse and repeat. Make as much money as fast as you can, while picking up as many properties as possible. Maybe start with some sfh's and get your feet wet and when you're able jump into multi's.
I'm in the process of this right now. It's taking some time to get to where I am now but I came from nothing. I'm kinda like Grant, lol where I take massive action to speed up the process of building my wealth. I don't have time to wait years to buy 1 or 2 properties and hope for appreciation and such. Life's to short for that.
This forum is your jumpstart/learning curve to getting to where you wanna be. As you can tell by all the people willing to take their time to give you what works for them in the real world of investing. Take it and run with it!

@Michael Rubino I've sold houses to buy n holders and flippers from cape may county to Sussex county and not of them were from biggerpockets. What I'm saying is there are hundreds of people flipping in nj they just don't know about BP! I'm selling a house in Willingboro to a couple of guys that have 5 flips all in different stages. Our rehab project we have for 80k, arv is over 200k :)
It's how you buy that is the key. You won't find great deals on the mls maybe good ones but not great. Around where I live we have guys paying hundreds of thousands of dollars just to knock it down to then build a brand new monster in its place and list it for a million plus. It's all relative.
Ps I stay away from Salem it's a ghost town!

@Daniel Williams it's not a wholesale deal unless it's in perfect turnkey condition then MAYBE you could find someone to pay cash for a buy n hold. My advice is there's not enough equity to pursue. Get an agent to work with and see if they can sell it. Plenty more houses out there with much more meat on the bone for you to get your first deal.

It all comes down to how you're going to acquire the properties and do you have a system if any in place... Wholesaling is one of the hardest entry points into RE. You can EXPECT to do 20 but realistically only do 1 or none. You see what works in my market or NY doesn't mean it will work for you in PA. You need a strategy and a system in place to do multiple homes annually.
Here's you're answer in short. Pick the type of wholesale deals that perk your interest and start working it hard. Shoot for 20 deals and maybe you'll get there or maybe you get to 18 I'm sure you'd be happy with those results... You need to take action now you're already 6 months into 2015.
