Slack networks like GOB or Michael Blank also have channels/groups on underwriting. Great way to learn. Also YouTube Old Capital to watch UW from a lenders prospective.

Exactly the one I was going to suggest. Check out @Michael Le and @Juan Vargas meetup. Good spot for us North Houstoners. Other good ones in Houston, but require a ~2 hour round trip.

Great posts and replies. As someone in oil and gas and RE I'd point put two things.

1) As pointed out above Houston is a diverse economy. Healthcare is the big one but also look at tech and jobs moving here...see HP being built in Woodlands. 

2) Oil dying is overblown. Individuals should study the statistics a bit more. Sub 3% of car sales are EV. Of course this means as a % of the total fleet it is much less. A transition will take a LONG time, and even then oil and gas is critical for many everyday products and the global economy.

It's been a pretty incredible ride in 2021. The below graph shows multi at 36% 🔥 of investor allocation. I don't see the trend slowing in 2022 with the lack of affordable housing, money in the system, and continued low interest rates.

My two cents below:

- Favorite RE books = Best Ever Apartment Syndication Book (Fairless) and the recent release here by BiggerPockets, Multifamily Millionare.

- Capex - reach out to a GC and walk through some example renovation projects to get a rough idea on $/unit. Heritage had an online tool earlier this year which was pretty neat. Heritage

- Several Houston area meetups, like Kaleyn mentioned search on this site, Eventbrite, or Meetup.com

- Many groups use their PM for DD who may be willing to handle it as part of managing the deal going forward.
