Great response by @brian as usual. In an efficient market the outlined question is unlikely as the compounding asset will have a higher return but inherently also more risk for those assets. Key is not one or the other, but diversification

Agreed Loopnet or CREXI are great places to sign up and UW various types and sizes of deals. 

I thought the graph below from NorthMarq's 1Q21 Capital Report was interesting with the spread between major market and non-major market cap rates falling to the tightest spread in over a decade. Definitely have seen this movement across the various markets we are underwriting and making offers in. I know some folks seek secondary or tertiary markets for lower entry points, but with the cap rate movement nationwide has this changed your strategy?

Agree with @Wale Lawal, Stage Coach has a great reputation for that size property and no doubt they would knock it out.

There is a group online called Left Field Investors that has put together a list of syndication groups that the members have invested in. Recommend checking out as a resource and you can contact the various groups to learn more. Was extremely helpful for me when I started to passively invest.

Great thread topic and agree with the premise. Many of the whisper prices have been far from anything I could ever model. But really, only replying as Arn's post on carrying around a HP calculator was gold. Guys that still carry around a calculator, or carry a backup in case their batteries die, are always sharp dudes.

This topic was a conversation yesterday on a Mastermind call I was on. As always the final conclusion was ask your attorney...which is always the best advice. I would hesitate to share a projected IRR as it is just that, a projection and seemingly opening yourself up. But otherwise, once a deal is closed definitely share the win and your excitement. Look forward to seeing the post!

Agree with @Robert Belz above.

Sketch out what you would like your site outline in powerpoint or even just a sketch pad. This will give you an idea of how many pages it will initially include. 

Fiverr and Upwork both have some outstanding individuals on there that will quickly give you a bid depending on the number of pages you are looking to build. I ended up doing it myself but if/when I want to build it out further I will lean on one of those contractors. SquareSpace or WordPress make it easy for really anyone to stand up a website with free templates and a "drag and drop" feel.
