I really like @Dave Meyer book Start with Strategy.  It's a great step by step and guide and has some good things to think about when investing.

If you're thinking closer to CA the Reno, NV market is showing signs of strong appreciation. Silicon Valley job growth in tech and manufacturing, low property taxes, and landlord friendly.  Happy to connect and share my knowledge.

Check out Nevada.  It's closer to CA if you need to go to the property.  I'm in the Reno, NV / Lake Tahoe market and we are seeing strong appreciation and equity building signs.  The tech and manufacturing jobs are moving from CA with Tesla building Semi trucks and Google and Apple building data centers.  The building is geographically limited creating a shortage.  There are still good investments under 200k. I'm happy to share my knowledge and experience in the area.

Hi Bendy are you talking about hot water heater tanks or actual drinking water supply tanks? 

Havin more people on a shared hot water take will require a bigger tank and possibly larger gas line.  It could also put more stress and wear on the tanks.  Usually sizing the tanks for the units is the best option because you can also have the tenants pay for the utilities going to the tanks power or gas required to use the tanks.  Hope that helps.

Networking is a great way to get started and start building your team.  Develop your vision of what you want to get out of real estate investing. Is it pure cash flow or building long term equity, flips to buy lots of gold chains, etc... That will help guide your next steps keeping that vision in mind. @Dave Meyer has a great book about strategy you can get here on BP.  I'm in the Tahoe Reno area but have lots of family in the Bay.  I'm always open to connect and share some knowledge or ideas.

Know your exit plan and the market that you are buying into.  Also think about who will be buying your flip? Will it be appealing to many different types of buyers.  Are there other strategies you can use if the flip doesn't sell right away for a profit?  Finally don't invest so much in something that could you take you out of the game whether it's money or time.

Deciding to sell is a nuanced decision. It depends on your investment vision or why you are investing. If cash flow is the most important then your decision might change. Where would you invest next and would the cash flow to equity trade-off make sense for your vision? Could you cash out refinance some of the equity, buy another property, and keep this one? Other factors to consider are management and maintenance. Is the property hard to manage and will large capital expenditures be coming up in the next few years? In the Reno, NV, and Tahoe markets, the multi-family properties are seeing premium prices because of the low inventory and higher demand. There are still good buys but the best deals will need repairs to bring up to market rents. To level up in your investing and get more units it might be worth it to look at your next market and if a deal pops up that makes sense make a move. We work with CA investors who want the CA appreciation, low taxes with a more landlord-friendly environment in Nevada. Happy to connect and share some knowledge.

I'm also in Tahoe / Reno and this is a great tip. There were so many claims for snow damage last year that many HOA are losing their insurance or having to pay crazy amounts. I have a few contacts for independent insurance brokers that can look at some different market places to get better pricing.
