Hey @John Maxi, how do you feel about the Gentilly area? I drove through there last week and every block had a bunch of distressed homes. So many that it was kind of scary.

@Zach Mitchell @Account Closed. Good ideas guys! Seems like I need to pay detailed attention to every single step of the process. Is there a balance on how you monitor your contractors! Do you sit back or micromanage the process?

Hey BP, I'm back again! So I thank you guys for answering all my questions.
As I approach my first flip I was wondering if there is anything that I should look for that will help me move on to my next flip as soon as I'm finished the 1st one. I don't like to look to far down the road but every so often I think about the long haul, and how my 1st flip can boost my investment career.
I'm not sure if I was clear on this question but let me know if you need anymore details.

Hey guys,
My investing partner and I are getting closer and closer to getting our 1st investment property. At this point we've decided to get a LLC. Is there a "right" or "wrong" entity if we plan on flipping houses and eventually buying some property to hold. I heard on a different forum that a S-Corp or LLC with S-Corp taxing might be the best way to go.

Hey Guys, when dealing with commercial loans do I find property before I ask for an amount? If not how do I decide how much money I need if I don't know how much the property and rehab will cost? Also is it a must that the LLC, be established and we have a business plan before talking to lenders?
