Hi BP,

I'm thinking about purchasing an STR in either Yucca Valley or 29 Palms. After speaking with a few local agents, they shared with me that the County may be issuing a moratorium on VHR permits this August.

Has anyone heard of this?

@Roxanne Rose Congratulations on owning two rentals! To answer your question, it depends on what your long-term goals are. How has your experience been with the tenants, are they paying rent on time? what would you 1031 into? 

 City of Inglewood Ordinance No 19-13 states the following:

"The base rent amount for calculations is the rent in effect on 6/18/19 or the initial rent for tenancies starting thereafter. Only one increase is allowed every 12 months, calculated from the day the increase first takes effect. Increases are capped at 5% of base rent, or the percentage increase of the Regional Consumer Price Index (CPI), whichever is greater. Units with a base rent less than 80% of CPI may increase rent by up to 8% per year until the rent reached 81% of average rent as published be RENTcafe."

Homes in the area go for anywhere between $775k - $975k. I plan on listing it at $828k
