You fell in love with wanting to do real estate at some point. You realized its potential. You read a few or many books, listened to a few or hundreds of podcasts, went to boot camp, bought the CDs and books and got all hyped up. Back home, come Monday, you're stuck. Lost. Energized but confused. You still can't seem to get your head around it all, don’t know where to start or keep have challenges staying motivated and focused. Or, like many, you suffer from the “Lone Wolf Syndrome” or “DIY Disease”.

You're stuck. Again.

Well, everyone in this forum has been there or is still stuck and overwhelmed, until they either drop off the radar, back into the rat race or "miraculously" succeeded - became an "overnight" success (three years later). Understanding what it takes to get there is the challenge and spending tons of time getting educated is a prerequisite - but it’s not enough. Many realize too late, after years of struggling and trying to figure everything out by themselves, that finding and working together with someone who's "been there, done that", is something they should have done years ago. How do I know? Been there, done that ;-)

So, one way of finally breaking through that glass ceiling is working with a mentor who has already put in the years or even decades of his lifetime to gain skills and business experience - not just in real estate. Hey @Pundari Pothini, good questions: The risk is not with the amount of investors but within the assumptions and quality of the syndicator's deal underwriting. I will second @Michael Bishop comment that there's always room for participating in the general partnership equity stack when finding or bringing capital to the deal. There is so much more leverage in pooling other people's resources and expertise. 

More over, a good syndication will provide each and every private investor, key-principle and co-sponsors all the necessary information on all vital team members who are part of making the deal work. So you will have ample time to double check on the quality and expertise of everyone involved. That's part of the advantage of passive investing: the syndicator does all the work before anything comes to your table as a viable investment. Last but not least: it's relationship building journey in which investor and syndicator get to know eachother and educate on all aspects of the deal. All there is left to do is homework and pick and choose. The syndicator should guide youin that process.
