Post: What is the fastest way to become financially free?

I vote for version #4. Think Bigger.

First off: This journey will take time and it’s not for free - neither in time or money. I’m not going to sugar-coat this. No matter what strategy you choose, it will take some time for you to get your head around all of it. BUT, if you choose the right strategy, you can shorten the timeline immensely. Yes, lots of great advice can be gained here on BP and elsewhere for "free". But someday, as you will dive into your first juicy big deal, it won’t be enough. In the meantime...

Keep your JOB to qualify for financing for a fourplex to cash flow so that your rent is zero. Keep repeating this (cool eBook by no less than good ol' @Brandon Turner  "Seven Years to Seven Figure Wealth") while learning how to get into the much more scalable and bigger leverage game (OPM: Other People’s Money private investors, banks, mortgage and more) of commercial value-add multifamily (5+ units) investing asap. I know, that was a loooong sentence. I'll take it a notch further and add 2-3 zeros to the eBook's equation. Call me in seven years to see find out if I took too big of a bite ;-) 

All this may sound scary but really it’s not when you break it down. Like anything else in life, you can learn it. I can help with that and many other cool cats here on BP as well. There are tons to catch up on here in the forums, blogs etc. to build your foundational knowledge. Way back, I started with Peter Harris’ podcasts and “Commercial Real Estate for Dummies” book because he explains in plain English some of the fundamentals before we can get fancy. Keep in mind when processing all this info, you can only “save” so much of your own money. It’s very limited. But with commercial MF the sky is the limit or your self-set limitations.

I’ll be the “Party Pooper” today ;-) and say what many don’t want to say or hear because it’s tough but the right thing to do.

Seriously, do we really want to feed more into the education financing bubble? Both financially and what it allows youngsters to achieve in the “future”? “Rich Dad, Poor Dad anyone? Better yet, read “The Cashflow Quadrant. It will knock your socks off. I could write a few blogs on the broken educational and corporate system topic alone.

If junior wants/needs a car, he’ll need to work for it. If he wants/needs college, he should want to work for it. Earn it to deserve it. And become awesome on the way. It will be the multi-million dollar lesson of his life and make him stand out from thousands of others who are spoiled and will never make it to much in life because the mindset and attitude haven’t been formed in order reach and sustain success.

BOOM. That “saves” you money for a much better investment (see above for example) right there. Plus junior learns first hand what it really takes to build a (real estate) business. That’s more than most will ever learn.

And BTW, all this saving money talk won't get us anywhere any time soon. It's too small, too little, too slow. No offense to my SFR and small multifamily wholesale and flipper friends but it's barely scalable, and neither passive nor residual. Been there, done that but some of us are really running out of time. I'm not sure about you but I don't want to eat my cake in seven to ten years from now (I'm not thirty-something anymore). And even if, it better be a really big cake for all that "Failing Forward" (must read book, by John C. Maxwell) and lifetime sacrifice.

One of my mentors once said: “Play now and pay later or pay now and play for the rest of your life. Which one do you want?” Most choose the credit card bail-out version and crash. It’s just matter of time.

Check out some of  Gary Vaynerchuck's or Grant Cardone’s videos, they'll get very real very fast about all the small thinking with anyone who wants to get beyond the BS.

Again, all of the above are other people’s opinions, experience and comfort levels and needs to be taken a bit as general advice. We always need to mind the time of market cycle and market locations as well. You need to find your truth, your “why" and your goals. It’s a journey. It’s frustrating and exciting. I can just advise you to face the fears and do big anyway. Not blindly, but work on it and do it. Step by step. Every day a bit. Push yourself harder. Don’t think small. A four-plex and a 40-plex are the same work but there are more zeros on your check. A great book on this topic is “BOLD”, by Peter Diamonds. Get it now.

A few more tips to get started:

Upgrade your membership to search for members near you to meet on- or offline. If you'd like to tag someone in the conversation, type @ followed by their name and then select the name of that person that appears below the comments box. They will be notified of being tagged so that they can jump back into the conversation. Make sure you introduce yourself to a few people every week to grow your network.

I'm with @Ryan Swan on the cashflow challenge with small size real estate and would recommend scaling even higher right from the get-go since the numbers don't work very well in our experience before you hit the min. 65 unit mark (been there, done that).

Send me a PM should you be interested in learning by doing mid-size multifamily apartment investing. I'm always looking for new partners in various metropolitan areas to find and evaluate opportunities and grow a portfolio together.
