Making money with real estate in Germany or Europe is generally tougher and takes much longer than in the US. Much less investor-friendly tax laws, and costly code regulations just to name a few.

In your case, I'd always run your deals through the awesome BRRR, calculators and other analysis tools Bigger Pockets has to offer here.

Be aware of the high property- and capital gains taxes. Unlike the US, where we have a 1013 tax exchange for like-kind purchases (business or real estate) you will need many years to ride them out and make the deal worthwhile your investment.

Check out  LegalZoom for starters. But set up three LLC if you're getting serious: one for the flipping, one for the buy & holding and one for the managing and operating. This way if anyone wants to "grab you by the neck", you personally and the other two entities are safe.

You can always get fancier when you get your first income to pay an investor savvy attorney and CPA to help you strategize where to take your business from here.

Thanks for sharing @Rich V. Nothing will ever beat paper and pen in some things. Just as I like digital books but can't shake off the desire of the tactile experience of the real thing.

  1. Posting a minimum of 10 comments to reach my 500 post goal by end of April.
  2. Gathering my longer comment posts into a shared online doc for my partner to review, edit and prepare for my upcoming member blog series.
  3. Sifting through 100 mostly crappy multifamily deals
  4. Analyzing/underwriting 10 of these multifamily deals
  5. Making 2 offers to the brokers of which I know none will be accepted because the market is white hot.
  6. Helping a few Bigger Pockets vacation rental fans grow their knowledge about the benefits of Airbnb and WiFi smart locks,
  7. Plan a local Bigger Pockets real estate event to attract and educate people to invest in US multifamily real estate.
  8. Take a 10000 steps walk along the beach.
  9. Binge watch a few shows of "Halt And Catch Fire"
  10. Find a new restaurant to explore the more culinary joys of life.

Did I say multifamily enough times today?
