@Tony Tonev Great advice here in this thread.
Thanks for the refresher on how painful SFR and small multifamily RE strategies can be ;-) I think you might be ready for the next level: commercial multifamily real estate (5+ units). The game rules change and start making real sense starting around 65+ units, depending on the usaulal factors of course (location, demographics, jobs, companies, amenities, etc.).
I'm also with @Account Closed said, put some of your time towards building connections to partner with investors or syndicators who do the kind of deals you are most interested in. There are opportunities for sophisticated, accredited and non-accredited investors alike.
Hope some of this advice helps, despite knowing you're under pressure on your dead-line. Good luck and keep us posted. Your RE ninjas have your back here on BP ;-)

Being a first time or/and remote real estate "investor" doesn't need to pose so much of a challenge if you get into commercial multifamily real estate investing since you will use Robert Kiyosaki's wisdom of OPM (Other People's Money). The game rules are more advantagous once you get over the four-plex mind barrier. Plus you will be leveraging partnerships and other people's experience.

The game rules are more advantagous once you get over the four-plex mind barrier. Plus you will be leveraging partnerships and other people's experience.

First off, nothing of significance comes "easy", everything can be learned and look at it as a game to take away the anxiety and fear that comes along with it. We are all here for each other. No matter how remote, as long as you have a signal, you have real estate friends ;-)
Being a first time, remote, no stable income "investor" doesn't need to pose so much of a challenge if you get into commercial multifamily real estate investing since you will use Robert Kiyosaki's wisdom of OPM (Other People's Money). The game rules are more advantagous once you get over the four-plex mind barrier. With this real estate strategy you can start making use of partnerships, Other People's Experience. Perhaps we should call it OPE ;-)
