Hi @Kyle Smith thanks for sharing your challenge. Please give us more information so we can give you better advice. The tools on Bigger Pockets are great to get started and learn in terms of SFH or non-commercial MFH, but when you graduate to small-, mid- or large size multifamily, things get more complex and need a more sophistcated spreadsheet to get a grip on the many turning wheels necessary to evaluate a property. As soon as you exit the 4-plex arena, you're dealing with different game rules. Everything canges after you open that door. But I'm sure David Greene told you that already ;-)

Think BIG.

In my experience and opinion, and you will receive a ton in the days and weeks to come, commercial multifamily is the way to go, especially based on your $15K/month goal. Self-management and local investing won't do the trick. You will need to find and/or partner on deals to scale as fast as possible. There are hundreds of blogs and podcasts to get up to speed on how all of this works. It will take time.

How about asking the owner if he would seller finance the property to you? It seems the owner's pain is wanting out asap, not necessarily the asking price. If the owner can wait for the cash-out, he could become your lender and receive monthly payments until you do a ballon in a few years. 

Not listing the property has advantages: 

  • Start with no down payment and no interest, work your way up to a certain degree, if necessary.
  • Never pay more than 5% down of agreed price.
  • Interest is not advisable since the owner has to pay taxes on that income and just makes the deal less attractive.
  • No realtor commissions.
  • Immediate cash flow for both parties.
  • No banks involved.
  • Speed. 
  • The owner keeps the property as collateral. 
  • Offer the renters a rent-to-own solution with a 10% option payment. Cash in your bank.

These are just a few thoughts. There are many ways to do this deal, depending on the needs of each party involved. Find the pain and structure the deal around it.

No, we do not have audits of US properties - yet. My team and I have experience in the European market. Audits for these assets are not generally available due to the very strict European privacy laws.

Nonetheless, I have a couple of interesting US deals on the table which I would like to tackle with private investors, my co-sponsoring team from Texas or other new general partners. Combined, they have 2000+ units under their belt in various sub-markets to compliment my business acumen and track record.
