Welcome to the tribe of RE "addicts" ;-) There's probably not one RE question out there, that hasn't or can't be answered in this awesome community.

So this challenge is more about finding the "right" partner with similar values and goals than just finding any realtor. That also means when we look for partners or anyone to help us reach our goals, common goals or not, we need to tackle it from the perspective of "What's in it for them?" Why should the person we're looking for, prefer me over others? What value do I bring to the table for them to focus on me more and make the extra effort? 

Reach out to them and have a conversation by asking questions like how can I best serve you? What do you need that I have? Build relationships. It takes time.

Here a few Tips:

ADS - Fine-tune your approach and search for the "right" person/partner by placing an ad on a regular basis here on Bigger Pockets. Try various headlines and content. Sooner or later the "right" partner will find you.

Social Media Profiles - Flesh out and fine-tune your social profiles to paint a picture of who you are and what and who you're seeking for. People are looking to work with people they like.

Keyword Alerts - Set up your keywords and reply or comment on threads to spread your reach to help the people you're looking for, find you.

I am contemplating to work with a buyer brokerage on finding and negotiating off-market multifamily real estate properties and I need advise on the terms in the agreement: does anybody have experience with an “open right to represent” agreement? What does that mean compared to an exclusive? Any red flags I should watch out for?

Hey Ryan, did you run your numbers through the free calculation tools here on BP? They are really super awesome to help you gain more clarity. The BRRRR strategy is one of the most used tools. Once done you can even share the results in an amazingly professional way to anyone who needs to know: BP community, lenders etc.

Hi @Lillian Nguyen, I know how you feel and part of the challenge that I find the term “investor” is used too loosely on all the amazing blog, podcasts and forum channels we have acces to these days. 

The tips above by @Todd Dexheimer and @derrick kusuda are awesome, here on BP we can learn from the best.

Better keywords or terms to be using and searching for are "sponsor" or "syndicator" and similar variations. I have also found that 95% of all meet ups are not set up for multifamily investors or syndicators. Most are filled with all varieties of beginners wanting to learn how to get started in real estate in general, usually in wholesaling, flipping, SFR, mobile homes, duplexes and the like but not commercial multifamily. I'll be starting an on- and offline meetup group in the months to come to start filling that gap. I'd like to add that I too am such sponsor/syndicator (putting together an A-Team, co-sponsors and private equity or debt investors for each sub-market we operate in) whose underwriting and deal packages you might want to look at.

That said, make sure you educate yourself on the many posts, here and on other channels, what to look for in a sponsor and to become clear on what you want and on what level “game” you can “play” in.

Hey @Greg Tomita, I haven't had any one-on-one experience with cleaners or handyman in the Greater Phoenix area, as of yet (I opertae a few STR dwellings in Europe and will be expanding to top vacation locations in 2018) but here's a simple search query listing more service providers than one could handle. It's a start.

Replace the above query “cleaner” with “handyman” or anything else you need, and get more answers.
