Great replies and questions here from @Warren Currier and @Doug McVinua. @Price Paramore, what are you looking to invest in? Personally, I'm into commercial size multifamily due to leverage and scalability, just to name a few. What are your goals and investment needs?

Are You Seeking a Mentor to Get Started in Real Estate?
You fell in love with wanting to do real estate at some point. You realized its potential. You read a few or many books, listened to a few or hundreds of podcasts, but you still can't seem to get your head around it all, don’t know where to start or keep have challenges keeping motivated and focussed. Or, like many, you suffer from the “Lone Wolf Syndrome” or “DIY Disease”.
You're stuck. Again.
Well, everyone in this forum has been there or is still stuck or confused, until they either drop off the radar back into the rat race or succeeded one way or the other. Understanding the "one way or another" is the challenge and spending tons of time getting educated is a prerequisite - but it’s not enough. Many realize too late, after years of struggling and trying to figure everything out by themselves, that finding and working together with someone who's "been there, done that", is something they should have done years ago. How do I know? Been there, done that ;-)
So, one way of finally breaking through that glass ceiling is working with a mentor who has already put in the years or even decades of his life time to gain skills and business experience - not just in real estate. Your experience with an accountability coach will shorten your learning curve, and will create new perspectives and relationships at the same time.
If any of the above vibrates with you, I'd be happy to mentor you until you reach your goals. Not in some distant future. Some day when you get around to it. NOW. So let's get to it, shall we?
Make sure you check your mindset and commitment level.
Let’s untangle your million thoughts, ideas and questions and gain some focus and clarity.
But wait, there’s more…
I have an offer to make. What is it? I’ll tell you when we see you on the other side…

It's advisable to list your FSBO or any other asset for sale in at least the top twenty classified ads portals. Craigslist being the mother of them all. Each site has varying posting rules which doesn't make it easy or fun but necessary to get the word out. Prepare to set up an ad refreshing schedule to keep your ad at the higher end of the list.

@Austin Joseph you can invest in any market, just make sure you do the same necessary sub-market research you would do at home. The evident challenge is time. Now you'll need to quit sleeping or leverage other people's time. Your "on the ground team" (property managers, general contractors, and other service providers) is what will make or break any deal, close or far.
Other core team members can be located anywhere. Thanks to the internet and online software (SaaS) managing a property is becoming faster, cheaper, more transparent and accessible day and night for anyone who needs to know.
I'm remotely building teams in various US markets and partner with co-sponsors, key-principles and private equity investors for mid- to large size multifamily value-add properties nationwide.
You're welcome to join ;-)
