@Nathan Gesner  I will have to look into that, I guess just leave the bedroom where one of the sliders are for now and leave the other room an office/ storage for her.

@Anna Watkins  I am thinking of skipping the whole oven thing and just doing a sink, microwave and maybe a toaster oven like you said. 

That sounds like a great affordable set up @Brad Hammond . I definitely want a sink installed so she doesn't have to come up and use our dishwasher. That way it's more of a separate unit. Thanks for all your help.

Hi @Brad Hammond  and thank you for your input. Yes I guess it would be an egress window. Currently there are no windows in the basement but there are two large sliders down there. One room with the slider I want to make into the kitchenette and the other room with the other slider would be more like a living room. There are two more rooms but one is on the side of the house where it would be very difficult to have a window but the other side I could put one in. There is plenty more room down there but we share the game room at this point with her. At this point, If it's 4000 -7000 I guess that is too much to invest for what I am getting per month. The current tenant likes it dark so I guess I'll just leave it for now.  I am still trying to figure out what to include in the kitchenette without going crazy but to leave myself with options for the future. I am currently checking out images of in-law suites to see what's included. 

Hi there,

I am house hacking with a renter in the basement, and I want to put in a kitchenette and washer and dryers unit down there so she doesn't have to come upstairs to do it. I don't want to blow too much down there but if she ever leaves I might want to AirBNB it.  I am considering putting windows in the basement, the home is brick. Has anyone does this recently in the Atlanta area? How hard is the process? I want to be careful how much I put in down there because it might take a year or more to get it back. Once it has a kitchen and it fixed up a bit, I told her the rent will be 775 a month, right now it's just bare bones and I get 625. We are in Roswell, Ga. Thanks in advance, Brenda

I just saw my own house listed last week about $100,000 less than I understand my property to be worth. I have always watched the prices in my City and what they go for and compare with Zillow and Realtor, which I feel like those two have been useful to me.

Great topic, I have been wondering the same thing. So in my case I am cash poor but the other two have the money and will also be active on the flips. @Dani Beit-Or Can you put some example numbers in there to could see how the x, y and z come out? Thank you so much.

Dane @Dane Turk What did you end up doing? I am looking to possibly partnership with two other people in a flip and am also wondering how to go about it. They will most likely be active investors in it.  Someone else I knew used just a partnership agreement and it worked for them. How is your investment going so far?

@John Underwood Thanks John, I guess I am going to have to learn the ins and outs of Excel to keep things organized, for ease of filing taxes. Do you use any apps that assist you in evaluating properties at all? I am seeing apps and trying the free version but as off yet don't want to commit the money? For example Deal Check, I like it, I don't completely understand it all yet and I am just using the free version. so far all the properties I am looking at  in A and B neighborhoods won't show a cash flow on it, When I do my calculation I show a small cashflow.
